Nerja is considered one of Spain’s most popular places. The city is no bigger than you can quickly find your way around. It has in an incomparable way retained its original Andalusian charm. No houses in the inner city may be built higher than three storeys and the houses must retain the original Spanish exterior.

Mode

Beautifully located basement house in the lower part of the urbanization. Breathtaking views of Nerja center and the Mediterranean. Just outside the house is the bus stop for the local bus. There is also the neighborhood restaurant “Restaurante Terraza La Parra”. After Via Real, there is free parking.
Between Via Real and the house is a three-storey house that pleasantly protects against westerly winds and provides a nice coolness when it is shady after six o’clock on summer evenings. It also muffles engine noise from the street. The area is very quiet and the garden is protected from view. Beautiful alleys between the houses with grown olive trees, mimosa and flowering azaleas.
San Juan de Capistrano is located above central Nerja, about 30 minutes walking distance. The local bus runs in a loop to San Juan de Capistrano via Burriana beach and to the city center once an hour. During the high season, another trip goes in the opposite direction. At the large beach, Burriana beach there are plenty of restaurants and tourist shops. There are also smaller, more individual stands by the sea. Google: san juan de capistrano nerja.

Urbanization

The association, the urbanization San Juan de Capistrano, was built in the mid-1980s with the idea that it would give the feeling of an Andalusian village. It is fantastic that there are hardly two houses that are exactly the same and the visibility between the houses is minimal.

It includes Nerja’s largest pool where there are also restaurants and a shop as well as a reception with a mailbox. The annual cost of the association includes, in addition to all external care, also lawn mowing, watering and care of trees and plantings in the individual gardens. Exterior painting of the houses is also regularly taken care of by the association.

House, 125 sqm

The current owners have owned the house for 20 years and plan to relocate for age reasons. The house is built and maintained in the traditional style with two separate apartments that have approximately the same area, which makes the house ideal for generational housing or for renting the lower floor, which can also be used for offices or businesses of any kind. To the upper is the entrance from the north and the lower from the garden. The apartments are connected externally via an external staircase and can be separated by a lockable gate if rented.

Inner comfort

Connected to the upper floor is a water-borne underfloor heating system, made in Sweden, with solar panels on the roof terrace and two accumulator tanks in the basement storage room. On the roof terrace there is a powerful air heat pump which is connected to the system and which starts when the solar heat is not enough in cloudy weather. It guarantees, regardless of the weather, a comfortable heat indoors.

There is also a modern wood burning stove which is a guaranteed cosiness factor. As well as an AC. This guarantees a dry and warm indoor climate during the winter months.

The lower floor, which is built on the bedrock, has relatively warm floors during the winter (the bedrock temperature in Andalusia is 18-20 degrees) and they feel cool in the summer. There is of course an AC that can provide both heat and cold. Both floors have roofs that shade the window walls to the south so there is never direct sunlight. Good ventilation is important in Spain. In addition to the heat sources described above, which provide air circulation, there is motion-controlled ventilation in the upstairs bathroom as well as two moisture sensor-controlled fans and two conventional fans downstairs and an air dehumidifier in the downstairs walk-in closet.

Upper floor, 63 sqm

The kitchen has appliances that are 2-3 years old.

The bedroom is located in the shadow side of the house with the neighbor’s tall trees outside, which provide a pleasant coolness. Wardrobe Wall.

Bathroom with washing machine in practical working height and modern shower. Ventilation with motion sensor. Mosaic wall covering.

Living room, two-part. Some were former bedrooms. Wardrobes against the bathroom wall and cleaning cabinets. Double glass doors to the terrace.

The terraces

Spacious terrace on the upper level. 25 sqm, with dividing bar counter with cabinets. Open fireplace for cozy autumn evenings.

Sun terrace on the roof. 34 sqm, with fantastic views. To save interior space, the stairs have been laid along the outer wall of the generous roof terrace. There is also an invaluable store for things and equipment that you do not use so often.

Downstairs, 62 sqm

Large living room with kitchenette with stove, oven, refrigerator but not dishwasher.

Very large bedroom with closet wall. Humidity sensor-controlled fan that aerates the wardrobe spaces. Double opening glass doors in both rooms.

Large bathroom with washing machine. Inside the bathroom a walk-in closet with dehumidifier. Inside the far wall of the great room there is a storage room with a cupboard and plenty of shelves as well as accumulator tanks for the floor heating system and a clock-controlled ventilation fan.

Garden, 70 sqm

The downstairs patio is protected under the upstairs terrace. A patio is laid out in a corner of the garden. An oasis in the summer shelter in the shade of avocado and oleander trees.

The gardeners in the area mow the grass regularly as well as edging and weeding open soil in the flower beds. They also prune trees and shrubs when needed. The trees that are planted are lemon, lime, avocado and olive. In addition, lots of roses, bougainvillea, honeysuckle, rosemary, vine etc. An automatic irrigation system is installed for irrigating all flower beds in the garden and outside the wall on all sides of the house as well as drip irrigation of urns.
